Central London Lettings – September 2017

Central London office lettings in September 2017 reached a healthy 965,000 sq ft of deals from 61 mid-large size transactions (5,000 sq ft+) during the month. The September figure conforms to the current monthly average of just under 1m sq ft .

September was characterised by 14 office deals over 20,000 sq ft, which included Boston Consulting’s 123,000 sq ft pre-let at 80 Charlotte Street, W1, Metro Bank’s pre-let at 20 Old Bailey, EC4; Costain took 30,000 sq ft at Victoria House, WC1, and Mitie took 30,000 sq ft at The Shard, SE1.

Professional services topped the table of lettings by sector, underpinned by the Boston Consulting deal. This was followed by financial services with the large deals involving Metro Bank. Property and Business services also performed well, helped by the lettings to Costain and Mitie. Office deals ‘under offer’ in central London increased slightly at 3.6m sq ft and pending deal volumes are healthy in nearly all sub-markets.

By area, the City accounted for 33pc of the office floorspace let in September at 314,000 sq ft. The West End saw 263,000 sq ft of take-up. Midtown contributed 242,000 sq ft of lettings. Current London office demand is calculated to be around 3.1m sq ft in the City and 2.8m sq ft in the West End.

The volume of grade A (newly built or refurbished office space) let during the month reached 448,000 sq ft (46% of the monthly total), as transactions for new space resumed their recent strong showing.

Some 8.9m sq ft of offices were let in the first 3 quarters of 2017 to end of September 2017.

Metropolis research is currently monitoring 620 ‘live’ London requirements, with deals for space of up to 2m sq ft due to sign in the next few months.

The Corporate Fit Out Winners 2012-2016

Metropolis Property Research has just released its latest report for the period 2012-2016 on the central London office fit-out market.

The report provides Top 10 Rankings for those firms involved in ‘CAT B’ projects for corporate occupiers taking new space for interior design, project management, fit-out ‘build’, and agents advising tenants.

 

The No 1 TOP 10 firms are:

No 1 Interior Architect  – TP Bennett

TP Bennett has been ranked as London’s No 1 interior architect with 4.7m sq ft of interior design projects for corporate occupiers taking new space 2012-2016.  This is 29% market share amongst the named TOP 10 firms.

 

No 1 Fit Out Contractor – ISG

ISG has been ranked as London’s No 1 fit out contractor with 5.0m sq ft of fit-out projects for corporate occupiers taking new space in 2012-2016.  This is 33% market share amongst the named TOP 10 firms.

 

No 1 Interior Project Manager – CBRE

CBRE has been ranked as London’s No 1 project manager on interior fit out projects with 3.5m sq ft of projects for corporate occupiers taking new space 2012-2016.  This is 24% market share amongst the named TOP 10 firms.

 

No 1 Tenants Agent – CBRE

CBRE has been ranked as London’s No 1 tenant agent with 6.2m sq ft of occupier deals done on new office space 2012-2016.  This is 30% market share amongst the named TOP 10 firms.

 

 

Editorial Notes

In the five-years covered by the research (2012-2016) a total of 57.3m sq ft of new office space has been let in central London. The report has looked at deals of 2,322 sq m (25,000 sq ft) and over – which are the focus of the analysis – and amount to 30.3m sq ft of office space fitted out in 433 projects.

5 Things We Learnt About the UK Office Market This Week

Metropolis looks back over the last seven days in the office market and picks out five stories which could produce significant future business for market players.

1. A big 108,000 sq ft office building in the West End of London is about to be redeveloped and dozens of companies will need to relocate. The location of this building is only available to Metropolis subscribers, however the proposed redevelopment, which has been planned for many years, is at last going to happen. Tenants of all sizes have been told that they need to relocate by summer 2017.

2. Glasgow office take-up reached nearly ‘stellar’ 300,000 sq ft in the first quarter of 2016, boosted by Morgan Stanley’s pre-let of 155,000 sq ft at Bothwell Exchange, as well as sizeable deals to ACCA and Registers of Scotland. Looking ahead Metropolis is tracking 40 future requirements in the city.

3. A report this week from Savills highlighted strong demand in Bristol for space, particularly from the TMT sector, which has driven office rents for both new and refurbished space to new heights and made some office space more valuable than residential space in the city centre. Metropolis has reported on 30 Bristol office searches since January 2016.

4. Although tenants have leases with up to three years to run, consent for the conversion of Millbank Tower, London, SW1 into 207 flats and 150 bed hotel, mean that Metropolis has spoken to nearly 40 tenants that will now need to relocate.

5. Royal Dutch Shell is planning to close three offices in the UK in Reading, Manchester and Aberdeen. It plans to relocate some staff to other Shell offices, while also reducing headcount. The process will take up to 18 months as leases expire.
